Hard Money Program Guidelines

Loan Terms:       Loan Amount: Ranges from $1,000,000 to $300,000,000

Interest Rates:    9%-12% rate locked at execution of Commitment.

Maturity:             1 to 7 years interest only.

Prepayment:       No prepayment penalties, loan may be repaid at any time during its terms in full or in part.

Security:             First Mortgage/Deed of Trust. Loans are typically non-recourse. Personal guarantees may be used as a credit                                             enhancement on "structured" deals

Rights to Transfer:       Assumption may be permitted subject to review of new borrower and an assumption fee.

Fee Schedule:      None

Due Diligence Fee:    $0 to $30,000 depending on the size, complexity and location of the project.  After execution of a formal Commitment Letter we MAY require a refundable Due Diligence Fee.  In the event the loan does not close for any reason as a result of the actions of the Lender the Commitment Fee is fully refundable to the borrower.   

Transaction Fee:    1%-5% of the gross loan amount.
