Large Development Project Funding 

We have 100% Funding available for large development projects of at least $15M in the US and at least $50M internationally. For US projects, please click HERE.

The terms are usually Prime based and require ZERO Due Diligence Fees. We can fund very quickly, usually less than 60 days for the right projects.

·         Project MUST be shovel ready

·         Term:  varies based on project size.

·         Rate & Index:  Prime+ and are adjusted each month.

·         Recourse: Non Recourse, except for typical carve outs.

·         Disbursements:  Made as development & construction draws.

·         LTC:  100% LTC for land acquisition; Horizontal and vertical 
construction and underlying land debt.

·         Lender upfront fees:  $0.  NO additional due 
diligence fees even after term sheet is issued.

·         Exit fees:  None

·         Pre Sales or Pre Leases not required in most instances.

·         25% of the profits earned by the lender/joint venture partner

·         Minimum loan amount: $25,000,000

·         Submit Executive Summary, basic financials of the project, 
and a simple one page form and we will get you terms back 
within 5 business days.

There are no upfront "due diligence" fees required for this 
program. There is an escrow deposit but only after complete review of the 
project and a Term Sheet/Letter of Engagement is issued.
